For transparency, I just signed up for BP today after hearing the podcast with Martel and do hope to clarify these points before making a final decision.

I've had my ear against the door of REI for a few years now and I'm finally ready (within the next 12 months or so) to dive in.

To be fair, in addition to buying all those houses over the last 3 years I also dealt with an eviction, $47.4K in capital expenses, insurance claims, building teams in my local markets, and all the other nonsense involved in this lovely industry.Anyway, I finally got around to putting together a complete general ledger and had the horrible realization that over the last two years (bank and credit card record limitation make it harder to go back farther)…….. between 2022 and 2023 I have been $17.5K cash flow negative on $171K expected rent !!!!!

The homeless man sleeping on my bleeding hearts 4 days ago was really the final straw.

@Sharma Parth City of Flint is losing population, so not a great place to invest:(Detroit on the other hand, has been growing for the last 5-6 years and finally the US Census Bureau recognized that (please Google to verify!).

Many other people looked at it and passed on it, which caused the lender to keep lowering their asking price, and even then we didn't offer asking price and started even lower than the price they finally accepted. 

I invest personally in multi-family, do off market direct to seller marketing, fix and flips and finally STR/MTR.

. - Prices reflect this pain in office- Many high income earning millennials are, finally, moving to the suburbs.

Right now we are still in the process of removing two of the other three tenants (I think we finally made it, aside from a junk car left on the property) and working towards getting the place fully rented.
