Then the tenant came and we’re charging me $1000/month on random repairs such as $500 to fix a burner, $500 to unplug tub, basically fixing the same things multiple times and no value added.Then I paid another $1000 for breaking contract.

The back up seems to be that the tank filter was clogged by grease / fat.

@Pete Harper, I understand your conundrum, but there are few things I love better than a fat little greasy wad of cash sitting pretty in my hot little hand, stinking of sin.

We had been looking earlier for a 4plex without much luck, and had put it on the back burner temporarily.

Driving around I spotted a house in a decent neighborhood that had a fat FOR SALE sign in the front yard and a phone number but it's not a broker sign. 

C'mon, like our govt overlords like to say it can happen to any of us - Unless you're a public employee that can sit home at full pays in sweats for eight months of COVID and look forward to a fat retirement check I'm funding. 

@Jason Norton I had hired Real Property Management Solutions in Portland, Oregon and I wish it was 10% .I paid $7000 to get house move in ready based on recommendation for just minor things and then they were charging me close to $1000/month for minor repairs such as unplugging tub, change burner and random things like that after I paid $7000 move in fee.On top of that I had to pay $1000 to break contract.

With the election of Biden for example, the Consumer Financial Protection Bureau is about to come out of hibernation and all of the plans they had before Trump took office will come off the back burners which will have a profound effect on the viability of manufactured housing communities.
