Your $50 new faucet turns into a $15,000 new kitchen/flooring/drywall when the whole place is soaked for an entire weekend.It's your property, you should pay for routine repairs and upkeep.

Ha...when I read that you had properties in all 50, my eyebrows definitely went up.

It can be done [we do it all the time] but I would not advise it for a new investor.I also work with investors who routinely acquire mortgages [most conventional] to purchase single family rental homes and it works very well for them.

Unless you see bugs or have line-item expenses it's sometimes hard to see those items that you might see as a routine expense.3.)

Routinely bad properties levied?

In a shorter amount of time than you think, your calculated actions will give birth to a working routine and your working routine will give birth to confidence in both yourself and the process.

She was a tenant we placed, so we figured out where she went based on her application- she's broke and her parents routinely watch her child, so she went home to them and so I sent her invoice there.  

With problematic properties we have it done as a matter of routine.
