The crime is not ideal in this area but not at the point where my wife and kids have ever felt threatened walking down the streets at night but again, something that I will definitely look deeper into.As you mentioned this is the MLS listing and the numbers that I ran were for th asking price,   All of the valuable insight that you have affected really gives me the info needed to either walk away or make the appropriate bid on the property.Thank you sooooooo much for taking all of the time and effort that you put into this eval, I can’t begin to express how much it means to my wife and I.Thanks again,Tim

I noticed you posted about real estate express.

A great deal meets the investors minimum profit requirements, expressed as either cash-on-cash ROI, annualized ROI or cash profit. 

When a hard or private money lender uses words like, "This is standard for everyone," or starts a sentence with "A hard money lender will…" they are really only expressing what they do or believe.

We sometimes are candid and express our opinions and feelings in an honest and sincere way.

They work with 7-11, and (Ace Cash Express, which sounds like a small # of locations and I also hear they are losing them too), but 7-11 not in my area so need a new cash rent payment option. appfolio offers payment integration only with paynearme (for cash payments at least) Family Dollar is being acquired by Dollar Tree, so its possible paynearme could pick up dollar tree / family dollar in the future, but I doubt it.

To your point, I am actively looking for an opportunity to intern at a rehab company and have expressed my interest in detail in a few posts on here.

@Don Hines  In my opinion Notes are too complicated to learn the ins and outs on BP  there are some good general overviews and personal opinions expressed here on BP  but no were near the detail you would need to be in the note buying business.
