If it’s your primary not much you can do except increase income.

Buy everywhere, except stay away from props off Superior east of Eddy Rd, and certain areas down Harvard and Miles, However do not even attempt to if you do not have a team in place, it will not end well.

the simple reply to your question is they do not exist  except for very experienced repeat clients. someone with no experience or very limited experience is not going to get a true no money down HML..

In that situation 2009 turned out to be bad for many but 2010-2011 turned out to be exceptional for many.

Since you mentioned the property needs a lot of work, if you could put in some higher end finishes into the cabin (kitchens and bathrooms), there would almost certainly be a pretty solid base of STR guests wanting to stay there - almost without exception, every modern STR cabin in Minnesota and Wisconsin that I've seen are all doing tremendous numbers.  

They want someone to bring them Gatorade, a cool towel, and a snack mix while they put their feet up and earn passive income for years without knowing a single thing or listening to anyone except people who don't know anything.

Oregon coast to me is very limited hard to get to very bad weather and nothing really culteraly interesting.. except fishing.
