Ethically you can not do this.

@Marc Nicolàs Mariano Congrats and good luck on the exam.One thing you'll realize after the exam is that the class does very little to train you on the actual process of buying and selling but trains you more on ethics, laws, terminology, and theory.Having a full-time job, you might consider finding a friend or neighbor w. a sole proprietorship brokerage.

Hey I am all for making money, but hopefully you have some ethics in there somewhere..... 

We can protect our market share and also hold ethics and morals to a higher standard.  

Once the contract has closed and you are all done, I would consider filing an ethics complaint with the State to put this agent on notice that they can't behave like that.

These are professionals with additional training and a stricter code of ethics.

@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!

Sadly, you have to get duds till you get someone thats ethical and willing to work with you, dont be discouraged! 

I called the tenants and told them they need to contact the power company and make sure their bill is paid up.The previous owner wants me to pay/assume this $75 bill, which I don't think I have any obligation to do, legally or ethically. 

The culture there supports a high standard of work ethic and the Latin family support system educating then young people with trade skills (you wont see family units teaching trade skills in Cedar Park or any other hipster location).
