I'd go in this order:1) decide what your long term RE goals are.2) determine how much time you can/want spend on RE iv nesting.3) research various RE strategies to decide what fits into #1 & #2 above and pick One!

Build it into a nest egg to replace the HVAC, Roof, or some other major system that will need to be replaced or repaired.

Develop an aggressive plan to save up your nest egg as quickly as you can.

The quicker I get started, the quicker I can start paying off debts and building our nest egg.

The whole reason I got here is because I've saved a nest egg and feel that real estate will be the best investment to help me reach my goal.

Perhaps he has a nest egg somewhere or family members who will help. 

But if you start there and start developing some experience and building up a nest egg, you'll have a better shot at moving up the food chain.
