If the lease requires Renters Insurance, do they have proof of the tenants current coverage4, Age of last update to the major systems (Roof, Electric, Plumbing, Heating)5.

Even if you ask everybody to take one bill each, so as to keep things as balanced as possible, would you ask one to take over the Garbage coming out of their bank account, and another one to take the Electricity?

Make a list of all assets and their components (how many roofs, refrigerators, heating systems, etc?)

I dont have a very high monthly electricity bill.

The property needs a new roof, windows, drywall, electrical, bathroom, etc.

Historical expenses will also let you know if there is a significant recurring utility or maintenance bill that that the owner is responsible for: James' video does not mention if the units are individually metered for electricity.
