If you drive through residential streets versus MFU neighborhoods, there is a distinct difference in most (not all) cases.

Do you think waiting 7 years to see income is a good idea can never spend it so keep driving your yugo? 

I am looking to move as early as November of this year to get a second property closer to Washington DC (~ 1 hour drive). 

It is not a sustainable business model. 

Further, many (again may not be a majority, just more than another group) have life’s “out of control”; domestic violence, drive by shootings, kids with gang affiliations.  

The bottom line for me is that I drive every day.

Down the road, if the borrower is in a different situation and they want to use conventional financing, the loans that they personally guaranteed will count against their 10 properties financed when a conventional underwriter pulls a drive report. 

Using mailers, in an ascending manner, in concert with conversion based marketing, that's what drives up lead gen to hit those 3,4% marks.
