I'm currently trying to close on my first duplex through a 203k and it's sounding dim.

. :)  We offered 2% to the buyer's agent (keep in mind this was just a $140k flip) and my phone lit up.

Firstly, i wanted to give a shout out to Josh Dorkin and Brandon Taylor, i wouldn't be here if i did not stumble upon your podcast through my initial google searching about real estate investing, since then i have listened to the first 25 podcast episodes, and am listening to a new one everyday (in my 1 hour commute), and you both have inspired me and lit a fire to go after my dreams of being a real estate investor.

Apparently tenant moved in on Saturday and tenants boyfriend who was also going to be on the lease punched a bunch of holes in the wall, then lit something and threw it into one of the holes.

But anyway, Jeff Takle, as far as it being a tough sell - what I joe crump recommends, and I thinks its a good way to focus, is to focus on building big buyer lits before even going into the deals.
