Shortly after, the COA's rep contacted me and explained their reading of the Fl statutes led them to conclude their interest was not extinguished by foreclosure and demanded $25k to satisfy their CL.

There will probably be another dead fly in the property -perhaps even a spider - before the lease would conclude and I just don't need to go through all this, especially in such a strong market.

Given this information we can conclude the 5% CAP property is overprice and the 10% CAP is under priced to the market.

I looked at them for my town and concluded the same - not the best neighborhoods and you have to invest for 10 years to get the full benefit.

I like that the court said "We conclude that petitioner's valuation had a reasonable basis and was much closer to the mark than respondent's". 

In those statutes, facts sufficient that any reasonable person would conclude the property has been abandonedappear to be relied upon.
