Any advice on where to get the best commercial loan?

So far I have seen 2-2.5% the only 0% was from a small local commercial brokerage who always had a reputation to lowball buyers agents so most agents just never send out their deals. 

I am in the process of buying a commercial building in Savannah, Ga and know there is a lot of discussion around “climate change premiums” in relation to insurance. 

Commercial ? 

I am getting my ducks in a row to finance my next deal, which has to be a commercial RE (multi-family of 5+ and above).

The purchase price is $275,000 and contains 1 commercial space on the first floor (convenience store) and five apartment units on the second floor. 

I got a quote from Proper Insurance, which was a commercial package since it's considered STR (less than 6 months).

But you may find a few more in commercial listing sites. 

I have turned down a few apartment scenarios because I am not educated in the commercial arena at the time.

Which brings me to the purpose of my post: What types of jobs/professions would be best to learn more about real estate investments - particularly for someone who wants to focus on residential and (eventually) commercial multi-family properties?
