Once you have a deal they will guide you through the process and even help you attain the funding with out coming out of pocket or using your personal credit.

Start building relationships at real estate meetups, REIAs, and even through property managers who may know of landlords looking to offload properties.Do not overlook the power of your personal network.

I recommend finding someone you trust that can mentor you and help you push through your mental & environmental resistance. 

You could also put both on the market and see which one sells first and then cancel the 2nd.

Everywhere I turn all I see are pitches for affordable housing and the same (not so) compelling arguments regurgitated by syndicators, capital raisers, brokers etc. for the investment strategy....strong returns...lower volatility....supply (huh?)
