They might kick down some money if you can prove you had excessive cleaning costs because the guest trashed your place.

There is some damage to the home (broken doors, nails and holes in wall, bad odor due to not cleaning (and cats I assume), and destroyed carpets. 

Can I hire a property management company to run my airbnb or can I at least hire a company for cleaning and maintaining?

They are immaculately clean, well stocked, and extremely responsive.

It took us thirteen years to get to the point where both of us could quit our W-2 jobs, or at least substitute our jobs with work we do to support our real estate investing.Yesterday I cleaned out my palm sander, sanded down a door with 220-grit that I had primed the day before, arranged to meet my agent at a property we're about to put on the market, primed a doorframe, read about personal finance for two hours, put together a shelving unit, dealt with a tenant over an electrical and cable internet shutdown.

Top of my head:1) it doesn’t matter what prices you put in your lease, you can only charge them actual costs, I wouldn’t bother. 2) You’re removing all incentive for the tenant to clean up and take care of the property.

Ohh well, his security deposit will pay for coil cleaning.

I would network with local investors to gauge their utility bills, pool maintenance, landscaping, cleaning costs...

I was there for that cleaning and I was able to get each and every item clean as a whistle.
