I saw a VERY small cottage style house/ untouched for years, barely inhabitable go for over a MILLION dollars!!

The strict requirements consist of a credit score minimum of 620, 1yr reserve of mortgage payments, and property must be in habitable condition.

@Tyler Lance on  both owner occupied or investment, mortgage payments can be rolled into the loan during the renovation since property is inhabitable 

I work on base at Wright-Patt as well (as a civilian), and I spent enlisted time when I was in the Air Force at Shepperd AFB out there in Wichita Falls. 

He was saying that actually showing up is really a big deal, had to laugh at that, but true.There is a great bit of maturing that happens in the military that can't be matched in civilian life.

Good Morning fellow investors, I am currently a United States Marine who will be making a transition back into the civilian population.

After 2 deployments to Iraq, I decided to transition into the civilian world again. 

After an acceptable period of time xfer the deed into an LLC and hold the debt note in our civilian names. 

Rats make a place inhabitable, so it sounds like they are getting ready for a case against you-- you just gotta realize if you have all the evidence to show you did everything right, and if it's worth the extra legal fees/days fighting?  

If a landlord has a property that is inhabitable, then the landlord needs to make the repairs to make it habitable.
