Is it better to grind out all the caulk, repoint and seal it or just apply a thin coat of surface bonding cement to the entire chimney and seal it twice with a drylock masonry sealer?

There are underground outlets throughout the home, no GFCI in the kitchens or bathrooms, one horizontal crack from floor to ceiling in the first floor with a crack running the width of the room where the wall meets the ceiling, there is a thin stair step crack on the brick exterior (seller claims the issue was repaired).

Maybe dig up the outside of this corner and waterproof, then clean up the interior and seal any cracks with hydraulic cement or the like.Thanks!

Most of the trim (baseboards, window boxes, door casings) had been scratched and chewed by the dogs and was ruined.Being long-term tenants (~9yrs) the finish flooring would need to be replaced anyway, but the amount of damage to the subfloor - particularly on the ground level necessitated removal of the entire subfloor.The bathroom vanity was in rough shape and there was a mysteriously missing square of drywall from behind the toilet (earlier pictures from when we purchased the property showed no hole behind the toilet).The carpet on the stairs and in the closet under the stairs was originally a light green in colour (with traces of red).

This project also needed the crawls space to be completely redone; new drain tile and sump pump system, foundation repair, encapsulation, rim joists and floor joist, 14 new supports with cement footings, plus the duct work, electrical, plumbing, and main drain lines... easily about $25k to contract out... my cost was about $2,200.Sometimes I say, " I save more money than I make".
