After literally years of looking (since 2022) I bought my first property a few months ago, so I feel extremely qualified to give advice (many people earned lots of equity during the pandemic appreciation-boom if they bought before 2022, but out-of-state investors getting started AFTER the 2022 interest rate hikes are few and far between).

@Josh LemonsThey have a regulation A offering which is open to accredited and non accredited investorsThe great thing is they have to submit their offering circular and have it qualified by SEC as well as submit financial information etc.All this means is the information is readily available and if you do not understand it then I recommend engaging an attorney who can interpret it.

@Nathan M kieferIf you are getting $400k in W-2 income, unlikely you will qualify as a real estate professional unless: (1) you have equity in the company and its in an industry that allows you to qualify as real estate professional; or (2) you have a spouse that qualifies.

Since I don't have a W2 anymore, I can't qualify for any sort of equity loan on my current home so I don't see my home's equity as a means to do anything unless I sell.
