If you are estimating 3 tenants in 3 years (initial, plus 2 turns) and each turn costs 10 grand not including vacancy costs after only 1 year of wear and tear, then either your estimations are waaaay off, or your property management company is either the worst company I have ever seen, or they are straight up scamming you, or a combination of all of the above.An A/B SFR shouldn't be having an annual turnover.

So basically I'm trying to get approved for a 3% down loan on a house, it was all going good until my work notified the bank telling them that since I wont be having overtime or bonuses in the future, that I wont be able to qualify for the loan because I cant count any of the money ive made from bonuses or overtime because there wont be any in the near future.

@Joshua Clark One thing to keep in mind is "the market" is really hyper local and what may be happening in one part of the country could be having an opposite outcome in another.

Right now I would not recommend chicago area at all I’m no professional but as a life time resident of Illinois I can tell you right now is not a good time to be buying property there new taxes are coming out very soon on property, gas , cigarettes and many other things that are going to be having people run even faster the they already are.
