Hello Sham, the fact that there is no lease agreement is really rough because that information is basically always in the lease. 

You should download the lists of properties, research a few, attend online or person, and learn the basics.

I don't require my agents to join NAR and in fact dropped my membership when I opened my own brokerage.If the situation made sense, I wouldn't necessarily require an agent to join MLS, but it's such a basic tool of the trade, I can't imagine someone who is active in the business going without it.

You can find different strategies on how to find and reach these folks, such as driving for dollars, targeting mailing lists, networking with Realtors and other wholesalers, and having an online presence, plus paid social media ads, etc.

Seller financed notes are in your backyard, you can drive by the collateral.

I have this theory that basically the stock market can grow faster than the fundamentals more so than housing, reason being when people put money into their 401k or whatever they are just throwing money in, not looking at p/e or whatever, the stock market is in part just an index of Americans excess savings plus it’s a unstated policy of the government that stocks go up, where as housing people are obviously very very aware of how much thier monthly payments is/ how much rent is, plus it seems that is actually a push to lower housing prices at least relative to inflation.
