Just my 2 cents.I think there is a balance. 

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

The 8 unit has required more time and energy because it had been poorly managed for years.

I’m unsure what kind of notice I need to give them—does it work the same way as residential leases, requiring a 120-day notice?

Flipping well requires pivoting and agility.  

Single family house, which required smaller down-payment and little cosmetic repairs.

You left without notice, you abandoned the property and left it in a condition which required repair and we notified you of this and you refused to come walk the property with us.
