I’ve taken my risk assessment up a few notches since we started this discussion.   

Doing it from out of town with no experience can collapse the entire thing if you dont assess reality.

The difference in Year 1 until it gets re-assessed is just extra gravy. 

@Chelsie Hall - I just finished a CSS Decision Diagram flowchart intended to bring together all the various questions when assessing the benefits of a CSS (via a professional or DIY).

We've seen it before, like 2008-1011.Chris-  Thanks for all the feedback (Sarcasm) ;)The only other thing to mention would be that there is a special assessment anticipated in the next few years which is estimated to be around $10-15k. 

I'm basically 50/50 right now between real estate (accurate equity assessment) and stocks (index funds/401k, roth IRA etc).

If you believe the property tax assessment is too high, you can explore the option of appealing it.

I can also help assess the benefits of a possible cost seg study and how much it will truly benefit you. 

Some jurisdictions, like I think Miami, makes the homeowner take an assessment of some sort, but I don't think that's common.
