Hi @Sagar GoliIf you are building a team across different states I would recommend that you achieve this by doing what Brandon Turner used to call as the 'Core 4'1.

Question is if we have a conversation with each tenant about what they feel is a fair rent and one says $1375 and the other says $1400, and $1400 is our target - should we accept separate rent amounts?

These neighborhoods exist and aren't difficult to spot but most ignore the characteristics because they are hyper focused on whether they can achieve their BRRRR refinance and ignore everything else.

They will take anyone that is "motivated" just like how they target "off market deals".
