Usually they promise automatic acceptance, no payments for 90 days. etc.  

They accepted terms for creative financing for 1 year allowing me time to improve rents and refinance with very little down payment.

Is it (a) pre-offer (b) after an accepted offer but before contract signing (c) after contract signing during a due diligence period? 

I am bad for getting analysis paralysis and have been searching for a couple months and have made a couple offers but none have been accepted yet. 

I doubt they would accept a DIY "fluff", look how cool, 3D app that spits out pictures that anyone can download from the App store.

I doubt your father in law's insurance will accept coverage either as you are clearly trying to circumvent the GC relationship to save money.

For the dogs, yes it is a lease violation, but they will simply file for emotional support animal BS and pay a small amount (eg $50) to get paperwork that isn't worth the paper it is printed on...and you have to accept it.
