That said,most here on BP are very generous, it's just getting over that hump to ask for it.

We added value to this deal by making the following cosmetic changes:- Repainted the entire unit- Updated all outlets and covers to be uniform (a few USB where applicable)- Updated all light switches to 'flat panel'- Updated kitchen cabinet and drawer hardware- New stove & range- New sink outlet- New kitchen ceiling fan- New toilet- Deep clean & high quality post/advertising to emphasize the value the condo has to offer What was the outcome?

I also recently started a LLC with hopes of diving into the real estate biz head first but i need some help getting over the hump.

Now I'm pretty excited by the possibilities – but am also aware of the struggle to get over the hump and go from a theoretical investor to an actual one.I'm planning on going to the monthly real estate deal meetup in RTP soon, but am also interested in speaking directly with other early investors.

It sounds nice for us being landlords, but almost to good to be true.

The short of it, with us being illegal in fallowing the statue we are required by law to have the Utilities moved into our name and because of items that were stated in the MN Statute about what is stated in the lease, we are required to pay all of her gas/ Electric Utilities from the time the lease started until now.

They all have USB outlets, elongated comfort height stools, Nest theromstats, LED lighting, etc. 

Student housing is most certainly a likelihood for us, being near several great university towns.  

Biggest fear.... being on this site 10 years from now, realizing I have done nothing in real estate... watching the "leap of faith" folks, talk about how much their business has grown over time...long time lurker... kicked lots of tires... trying to get over the hump and flip that first property... feel the next step is "just do it already".... 

Face to face networking is needed to get over these types of humps.
