It's time to start the process as everyone else mentioned above.

I’m just trying to figure out where to start in terms of figuring out what makes sense.

Let me start by saying that they are both great shows and I think Dave Meyer is great, as are the other present and past guests of both shows. 

Their a/c starting leaking and has missing ductwork, and is blowing air in random places.

I'd start with picking one city and spending a lot of your time to do a deep dive building relationships and learning different areas.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

Heck even clients I get that live there sell everything off but their house so if it gets too bad they can easily leave.Lots of people there are mild to middle socialists but not extreme socialists so when a state starts trending that way it becomes too much for many of them.
