@Jonathan Olivares There are many different possibilities.There are a ton of hobby investors who are completely happy flipping a small number of properties, while the other end of the spectrum may consider 3 properties a drop in the bucket.There's also the market differences that Account Closed mentioned, where the property values may push the investor in one direction or the other.

Another very important point: when you are calculating the ARV, make sure you are staying on the conservative side of the spectrum, e.g. among 10 comps, don't take the average of the top 3 comps, take the average of the bottom 3 comps - because these are the types of comps that the lender will consider when they calculate the ARV in order to maximize the likelihood that the property they are approving for a hard money loan really does end up selling.

You will find professionals in many areas, not just REI-related.In my group, we cover the full spectrum from attorneys to accountants to brokers (In IL, they're all brokers now, at some level - we don't have "agents" anymore), trades people, contractors, private lenders, ... you name it.We're not a REIA, as such.

Median in Sacramento is like $300-325k so you're nowhere near the higher end of the spectrum unfortunately.But, you could definitely find some diamonds in the coal mine looking in C grade neighborhoods.
