I am just wondering if these lead generation sites have some silver bullet like data that is not public or anything like that.

Many lenders, including Visio, Velocity, Silver Hill and Finance of America have either tightened up or gone away in the last 3 months, so a good broker who's actively closing loans should be your new best friend.Also, you will not get Fannie rates on these products.

I have 30k worth gold and silver but i also have 30k worth of credit card debt. 12k is on 1 year interest free.

I try to keep mine as follows:80% invested in things that pay me (dividend stocks or RE, etc)15-20$ hedge/speculative (gold/silver/btc, etc.)

At this point I just don’t feel like there are any deals that cash flow , thats the essence of real estate investing.Considering my goals and scale getting a home equity line of credit on one of my investment properties would be the silver bulletI’ve contacted some folks , most don’t touch Equity lines on investment properties... and the ones that do limit you if you have over four mortgages and I have 10.This point I’ve resigned myself to paying down debt.

@Danny Webber sure, every once in a while gold and silver make a run, when everyone is in freak out mode.
