I am able to make an educated guess based on the original offer from owner to myself before the wholesaler scooped it up and the price agreed upon myself and wholesaler.

I highly recommend that you look into joining NARPM.org for up to date and local education.

Some resources I've been using to educate myself so far are:-The Bigger Pockets podcast: I am on episode 11 of it on Spotify, it has been a great resource so far, touching upon many key parts of real estate investment. 

From one real estate investor to another.Today We’re Talkin:- The Weekly 3 - News, Data and Education.- All the “whys” for High Home Prices- Home Prices, it’s more than just supply and demand.- Generation Toolbelt.

Do one task at a time in each app so you can compare apples to apples.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.

More importantly, you are attempting to advertise the property on public forums. 

As well as continuing education requirements annually. 

It’s clear that you’re taking the right steps by educating yourself and connecting with others in forums and groups.Keep leveraging the knowledge you’re gaining, and remember that patience and consistency are key.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
