Some people like buying the $100K (or less) homes that are in rougher areas and they are more likely to attract people who don't pay rent and cause damage (not all will, but a higher percentage will). 

Also, how many units are already sold in percentage terms?

Since I entered 10% into VRBO rather than it prompting me, I have no idea if they are going to send what percentage to whom.  

Last night I got an email from the loan officer telling us the underwriter says the loan looks like predatory lending and raised the rate by 5/8 of a percentage.

For example, on top of down payment & credit score, you also need to factor in the actual DSCR percentage and if there is a prepayment penalty or not.

This system is a volume numbers game, I am seeing and feeling that you can get under contract on properties pretty easily but to close on them is a smaller percentage. 

What percentage over local market have you been able to achieve?

Some people consider last year's actuals to cover the expenses and forget about vacancy allowance, expense percentage, CAPEX, etc.
