Population explosion, positive business outlook, lots of cheap properties, less competition, nice weather

As you watch stocks plummet, don't try to time the market to get it at the lowest it will go, just keep a long term outlook on your investment!

What I didn't want is a high contrast, blown out looks that makes the place look like the sun is actually in the room.

I feel like I've been communicating a bit more caution with regards to my outlook and am shifting my time over to other stuff from mostly an opportunity cost perspective...

Those are the areas where the cash flow numbers look the best, but the long term outlook is uncertain.

I recommend keeping the open house short, I personally like 11 am - 1 pm (although 10 am to 12 pm works fine too) I don't love later in the afternoon open houses because buyers have usually been out looking at houses all day and are a bit fatigued.

Would you think it was high leverage if you found out it was 70% LTV, or does the offering meet your expectations.I understand there are a lot of portfolio construction, personal goals and situations, risk profile of the asset, and operational dynamics that come into play with the overall outlook.  

After about a month of stomach ulcers I took all the advice I found on here and went out looking for experienced investors that were local to me and just started picking their brains and bugging them enough until I was able to end up partnering with one of the more successful single family investors in the DFW area.
