Even licensees are now pursuing assignment of contracts to hide the atrocious fees they are screwing homeowners out of.

(I would reproduce here but afraid they would sue me in the supreme court so I'll summarize).A licensee cannot give a referral fee to a non-licensee it the transaction is covered by RESPA.

The Safe act has been talked about ad Naseum .The act of taking a licensee course does not prepare you for real world it just gives you the knowledge to pass the test and to be familiar with basic laws of Agency, terminology that one will need in the business , Ethics , etc etc.You learn the bizz by doing the bizz.

In FL there are only two options to do it legally: own it and sell OR be a licensee.

(f) Any credit union which negotiates loans secured by real estate mortgages or any licensee under ch. 138 which negotiates loans secured by real estate mortgages or any licensed attorney who, incidental to the general practice of law, negotiates or offers or attempts to negotiate a loan, secured or to be secured by mortgage or other transfer of or encumbrance on real estate.

In my state to manage property you either need to be a real estate licensee (agent/broker), own the property, OR be an employee of the owner.

This is just one possible exit strategy and does not change the terms of the contract.That being said, how it works as a licensee depends on which side of the transaction you're on.
