None of the Mechanical permits has had a final inspection however he did start the process of obtaining the Permit and now needs the Fire and Housing inspections to be completed.

This information will never show up in a report, but could move the needle on the final number the appraiser comes to.Your best bet is to go through the report with a fine tooth comb and figure out whether or not the appraiser came to a legitimate conclusion based on the information available.

He could rent for a while in Loveland before he makes a final decision on whether to sell in Fort Collins, and what to buy in Loveland.Personally, I would go the route others suggested and keep the Fort Collins house as the rental, and use a HELOC or other assets to buy his new home in Loveland.

I'm not a finance person but if you bought the home with little money down, the 20% you didn't have to come up with along with the primary residence interest rate you have should be considered.

As a final note I own and invest in MH's, stick built, commercial and ag land and do reasonably well in those arena's.
