Do this for my first deal and I'll still have money left over for a second deal.I've heard Arizona is good...and everyone keeps bringing up Scottsdale.Plan to buy for either inflation or cash flow...not all locations give both.

And when you do go over....by the 20%... now putting your repairs at $30K, you are at least $5-10K UNDER what an over-inflated, super safe, false budget does for you.So coming full circle.

This might be a really good time to be purchasing in those price points, as shortly after you buy it's quite possible that a your $440k or $665k home will inflate up to being worth what you can get it for with 5% down - a number that just went up.I don't think the 2-4 unit loan limits have been released yet.

Buyers like to buy at a 2 multiple or 1,000,000 based on 500k profit annually after expenses.Go look on bizbuysell.com Tons of businesses for sale that are not 1,500,000 and some of them throw off great cash flow.A purchaser could possibly get owner finance with the note for some down but do not pay an over inflated price just to get financed.
