If you have an STR that becomes an MTR (e.g. not avg 7 days per stay, not avg 30 days per guest during year) in the middle of the tax year the IRS will consider you a LTR.

By doing so, they have created immense wealth in the country, which has helped many Mexicans get out of poverty and join the ranks of the middle class (and, as a result, they've big buyers of upscale Mexican real estate themselves).Since I started investing there many years ago, I have met a very large number of very happy foreign property owners and none of them has had issues with corruption or complained about their neighbors.

It sounds like you worked hard to get completely out of debt and taking on new debt is bothering you which is why I am giving you a middle ground option of keeping the debt amount lower to minimize your risk.

Later in this thread is all the hate now that some have underperformed.I think a healthier middle ground is that syndications can be a more passive way to invest in real estate, but requires more due diligence on the front end of the sponsor, the investment, and the terms.

Unless we note otherwise in the listing information or disclosures, we fix everything that is broken or not functioning properly, but we have had several recent requests that are expensive and I'm interested in your experience in handling things like:- this roof is old and we're worried that we may have to replace it (was inspected by roofer and determined to be functioning properly)- there are screens missing from some of the windows and we would like you to add them- we're concerned about the drainage and would like you to add gutters- the AC unit is old (age disclosed in disclosure docs, was tested by HVAC guy and running fine) So do you budget for this type of concession, do you "meet in the middle" or do something else?
