I funded a 80 lot project there a few years back and my client flipped to DR and did quite well.

Depreciation is going to still be offsetting cash flow quite a bit - when you accelerate depreciation, it doesn't technically do absolutely every depreciation item in year one, so there still is going to be quite a bit of depreciation to offset your cash flow.On top of all of this, the tax benefits largely are going to come in year one to offset your income.

Like others mentioned above STR's have become quite tricky but mid-term is still fair game and not subject to the same restrictions.

I’ve been observing his marketing efforts closely, and I can’t quite identify any specific issues.

So, the question is, when I go there on the last day of the 30 days and their still there, can I go the next day to the magistrates and file for eviction or do I have to give them a notice to quit and wait 3 days?       

My wife and I have enjoyed the MTR strategy for about 4 years now, and I think it is a viable way to "do" real estate, but it is definitely an acquired taste that not everyone is going to enjoy.MTR isn't quite LTR, and it isn't quite STR, and it definitely isn't just merging the two together.

They’re actually quite a number of posts similar with large dollar amounts and tons of hypothetical answers from people that don’t have money telling other people how to spend theirs
