I would evaluate the decision to add a balcony based on economics and the ability to attract good tenants alone.

Tampa is a fantastic market with its strong economic growth and high rental demand.

But with 4 kids in their teens/twenties now, seems like that money would be far better used if one of them has entrepenurial ideas (and energy and time). 

The type of tenant you get in commercial heavily varies on the economic status of the local economy, as well as the layout/who you're catering too.

You saved time and energy and money to have to file eviction, wait for them to be remvoed, then clean up, then put it back on market.  

Energy (propane/electric) costs annually are atleast double to triple for an indoor heated pool, unless it is a small fiberglass insert which guests detest as they are just a little larger than a hot tub. 

It’s a short term juicing that can be helpful to stave off an economic slowdown but is not and should not be used long term.

I'm not sure what the long term economic viability is there with all the political turmoil surrounding the fossil fuel industry. 

They re-invested cheaper money to a productive economic that generates higher income.Now from Buffet and any other big time investors prefer to invest at cash position (CD).

Factors driving this growth include economic opportunities, a high quality of life, affordable living, and reputable educational institutions.
