I had it reviewed by a lawyer and he told me the contracts suck and not to use them.

Once the NAR lawsuits are settled, I'll bet those same lawyers go after wholesalers and "off market" deals. 

I would say I won't hire a lawyer in the beginning, thanks to Georgia eviction law, but I will definitely need one if things become more complicated.
