Long term rental numbers are hard to get cash flow with added in reserves for maintenance, cap ex, and vacancy.

Those that own it can be harder to sell as the cash flow from the business will cover the debt service for the business, but not for the real estate.Example: I had a very high-end assisted living facility on the market. 

As you can see by the attached photo I am tracking current cash flow as well as what my cash flow would be if my properties were fully paid off. 

Since you want to aggressively invest in the near future, you will need cash and the 30 year option is the right one for you.

@Sonu Sundar - I evaluated Dubai real estate investment last year, as the cash flow seemed reasonable, and the appreciation potential looks significant.

For rentals, focus on cash flow and metrics like cap rate (target 8%-10%) or cash-on-cash return.
