@Dustin AwtreyIt's hard to give a rule of thumb for rental real estate because ROI and effective tax rate are generally measured over a life cycle rather than each year like W-2 income.Unless you provide 'substantial services' with your rental (aka hotel-like services), the rental activity won't be subject to SE taxes, which is a strong positive...Some properties produce tax loss from year to year, some properties produce tax income.Some people are 'real estate professionals' who can use that tax loss to offset other sources of income, some aren't.Rule of thumb: no rule of thumb, work with your tax CPA/EA.

The first is on the SE side of town in pecan valley and is a 3/1 with an efficiency in the back.

It doesnt HAVE to take a lot of work per se (but it does), but the reason it is so challenging is that you need to come up with your own strategies for SEO to be REALLY powerful and effective> And THAT my friend, is difficult.

Was able to find a nice place to rent in the SE area. 

I ended up picking up a duplex in SE Cape that needs some work near downtown for around $200K. 

@Nick Elg  I spent nearly a year getting my team dialed in, but I've done several deals in SE UT and have done very well on most - broke even on 1, haven't lost... yet (knock on wood).Carbon and Emery counties are made up of small towns and are good markets IF (and that's a big IF) you know how to navigate the small town "stuff". 

Many believe the mass migration of SE to Capitol Heights is what dropped the value many moons ago.
