I had $, I was ok there, but it wasn't going to last forever and clearly nothing was going to get built any time soon so, I had to figure out what am i to do next.

I cannot think of a single reason, with the poor valuations that have existed for decades, that the poor valuations will be changing any time.  

Those laws can change anytime for STR.

We finally have enough 2024 data from MLS for a solid read where this year is going: the median home price in the greater Milwaukee area is now $320,000, that's up 11.8% YoY.And we see a similar trend with rents: I don't see that direction change anytime soon: we would need to lose a bunch of people or ad several thousand units.

I would go for the lowest interest rate because of the state of the market, not knowing if interest rates will go down any time soon.

For us that can always purchase residential anytime and the return at many times is almost always higher than a commercial, I question myself why I should invest at these and that.One thing that's very irritating for me especially when dealing with value-add multifamily in specific, is these GP are keep buying and selling so quick to make the return very fast, but this practice when being done so quick would create doom-loop situation where the next GP would have less probability of reaching their target.
