Rehabbing for the aesthetically blind

One aspect of MFR re-positioning that has always intimidated me is the rehab phase.I don't feel like I really have a good eye for aesthetics in terms of design, colors, layout, and materials.I've done cosmetic upgrades before, but they were for A-class, single-family homes, so it was fairly easy since I could just choose stuff that I already have in my own home (hand-scraped hardwood floors, granite and marble surfaces, and brushed-nickel or bronzed finishes, etc.)

Brick Multi-Family in Rhode Island Good or Bad?

Asking on BP is nice, but to be honest I wouldn't say it's enough due diligence for big ticket items.Historic properties are another good example where getting into specialized skills and materials, and deviating from the "standard" way of doing things, might look aesthetically pleasing but can cost a whole lot more when repairing or replacing.Based on what you've said, and without seeing specific numbers, the property sounds overpriced and I would be cautious about buying it.

Plaster on Brick - Remove plaster or keep and frame with drywall

If you have an external masonry wall, which is exposed to the conditioned space of the unit, then you have very negligible insulation and a massive thermal conduit between conditioned and unconditioned spaces. You would be doing far better by your future tenants to insulate this wall than worry about loosing 2-3" of living space or the aesthetics of a brick wall.Where this is a masonry wall - first confirm if it is a single wythe or 2 (or possible 3) wythes of brick (with a air gap/drainage plane between the outer wythe and the inner).

All in all I estimated the costs of repairs at $10-15k, which is an incredibly generous amount, but that would give me room for unforseen expindetures.3) A family member of mine has the same exact floor plan to the house (although the foreclosure is more aesthetically pleasing and has a nicer feel to the inside) She also lives across the street.
