Far as pulling permits and what not.

When I talk to others about their real estate purchasing experience, I never hear what a great experience it was the first thing I hear was the buyer's agent process is a joke.I've learned from agents what NOT to do.

I know that to create a buyers list you have to join REI groups and what not, but can I hear about how some of you guys and gals met your first buyer? 

Bend and twist and and whatnot. 

Furthermore, people renting STRs have a lot of furniture and what not in those properties; an investment they won't be able to recoup by having a garage sale. 

This last year was an exercise in "what not to do" LOL! 

Learn from the mystakes of others especially the successful who are willing to share what not to do, and what TO do.

Any leads, or info, or anything in that particular area would be a great jumping off point for me to make some phone calls and what not. 

This "hop scotch" method allows you to build a decent portfolio that you can later tap the equity from with refinancing and move into strategies like BRRRR and what not. 

On the bigger commercial deals and larger MF  one would have to be well you know what not to get title insurance and an Alta along with insuring for boundaries etc.
