Add the monthly cost of keeping the website fresh and updated for SEO, adding new content to keep prospects coming back, and when volume warrants paying people to answer live calls and filter through the calls.

I try not to add my opinions too strongly to these threads when they come up, but a lot of the opinions here have made me feel that a different viewpoint is warranted.  

That said, if the circumstances warrant, you could agree to return the deposit as part of the buy-out agreement. 

I'm a lender in Miami and we use non-QM loan products to finance condotels and non-warrantable condos.

While I have been able to find tenants to rent at a slightly premium price as the building warrants it has been more challenging and taken longer than my buildings in better areas.

NOT a Quitclaim Deed, because Quitclaim Deeds do not fully warrant the rights and covenants of property as does a Grant and/or Warranty (or equivalent depending on state) does.
