It is illegal to deny a tenant based on source of income, so if they have a CHA voucher they can live anywhere.

I know they adjusted voucher limits higher again this year and we'll be pushing for increases on ours when they come up for renewal.

In Colorado, we also have the HUD FMR but each PHA will publish its own Payment Standard and Utilities Standard for what they are willing to pay on a voucher.

If you’re looking for good cash flow you might want to consider properties in some of our cities as there are a lot of housing voucher clients looking for housing and the some of the programs pay reasonably well.

IMO, Section 8 is a solid option here as they have closed the waiting list for a voucher, but you have to have a PM that knows how to navigate it.

For example in my area there are specific municipalities that have passed ordinances that prevent you from denying an applicant because they have a housing voucher (section 8).

The county Housing Authority that administers the section 8 program should be able to help you in finding tenants with vouchers who are looking for a new place to live.
