Before I jump into the cash required to operate which isn't given enough attention by most investors there are additional fee related questions a borrower should ask any prospective lender: Are the 3 points inclusive of loan doc prep?

They take good care of the properties, but there's not enough attention given to pricing strategy and they spend money like nobody's business (not a problem when they were spending their own money on the master lease model, but a BIG problem when they were suddenly spending OUR money as the PM).

A good one will also have skin in the game and will even be able to bring new acquisitions to your attention.

Maintenance can also be a factor—while newer homes may require minimal upkeep, older units might need more frequent repairs, particularly for things like plumbing or HVAC systems.Some things to pay close attention to:Zoning and Permits: Check local zoning laws and permit requirements to ensure you’re allowed to place a mobile home on your land and rent it out.

The more active you are in the pursuit of obtaining a property, the more attention the agent is likely to pay you.

Which does not give the renter a pass for paying attention, although that is often the context of the transaction from the guest end. 

Much better than a legal filing or media attention. 

This is very important and can cost you a lot if you don't pay attention to these rules / regulations. 

I do appreciate generating attention to the post for guys that might have some advice that isn't the obvious.
