I think open houses are great because it saves you time, while also leaving the renters with a sense of urgency by seeing other people interested. 

I do not know if there was any urgency on the homeowners side yet to get out of the property.any advice would be greatly appreciated.

so now you have this big swath of beginner syndicators doing their first deals and they could since they spent the money to learn how to do it and spent the money on the PPM and raised the funds they will be under some urgency to get a deal and therefor may pay more than you would for the same asset

I don't know if both of them just have had more familiarity with the slow and steady type of buyer waiting for their dream home, but it doesn't feel like either has had the sense of urgency I need them to have in looking for multi-families.

Then I agree with Greg, what's the urgency to pay out a low interest loan, when all the surplus money burning a hole in your pocket each month could be put to better investing use?
