@Brent Coombs wow I may not know much but I'm fairly sure it would be unwise to just sell my place now as the only possible strategy, and am frankly quite upset you would suggest that.

@Mike C.During our initial hour-long conversation, we discussed the rental market and how I founded ConnectLinx as a real estate investor, entrepreneur, and broker for a leasing agency, particularly how we were both upset when Rentlinx announced it was shutting down.

I figured rather than being upset at my cost I would transfer the decision making process entirely to my tenants.

We ended up setting our first room a bit higher than we expected, then just lowered the rent every week until we started getting a lot of bites.

If they did it right, without upsetting your tenant, it's a win. 

I don’t consider if the seller is going to be insulted, I don’t consider of the seller is going to be disappointed, I don’t consider if the seller is going to be upset, or of the offer meets his needs.  

I only remember one person getting upset.

In your instance, once you serve non-renewal notice, most tenants will be upset, but will move out in accordance with your notice and lease terms.  

Milwaukee has the largest number of duplxes of any city in the US to my best knowledge. 5% down get's you out from paying rent and you also learn the ropes in a really-hard-to-screw-up setting.
