The intent of the parties is to deceive the lender into honoring what they're led to believe is a legitimate lease.The most likely place for this to unravel is if the delinquent owner later decides he/she does not like the deal they entered in to.

They then created a false quitclaim deed to another property they owned and thought they were homefree.I sort of unraveled the scheme and I naively went to the D.A., just thought that I'll show them proof that this guy didn't own it and they'll immediately take it off.
