.#16 - The couple I inherited in one side of the Belton duplex recently both found jobs and instead of moving out have paid for a month rent and I've agreed to a month-to-month trial for them so I have some unplanned income coming from that unit (it is in dire need of remodel but the current tenants are content with it). 

If we need to make an unplanned trip to take care of our property, it will be expensive.

During the time that I am looking for a buyer, I would have cash flow to cover any expenses be it planned or unplanned coming in from the tenant while patiently waiting for a buyer.Of course that's not a reliable way of creating long term wealth but I think its a vehicle i could use in order to reach the ideal duplex or multi family properties that I would want to keep as anchor properties.  

My wife and I are both employed full time, and are able to squirrel away about $1500-$2000/month into a savings fund we have set up to use for our first STVR property purchase.

A blind squirrel can make 4% in this market.

We had to reco tact Evolve to fight for full refunds for our guess as was a unplaned failure with our unit.

This particular agent is the top agent in our county, by far, so maybe she thinks he can sell it faster.On top of that, she's nuttier than squirrel poop which is why I'm not too concerned about letting her go.

And, the more they know about the place, the less high cost and unplanned or surprise repairs they have to spend time and money fixing when they didn't budget to do so.

I think part of what makes my entrepreneurial spirit is the attraction I have the bright shiny objects and what I call - Oh Look a Squirrel syndrome. 

No exceptions that I know about (except the unplanned job change above) and you don't want to commit loan fraud.
