It's a small triumph for the honest taxpayer.  

I do not have what I would refer to as successful triumphs with second liens.

Sending some letters needs to be mixed with some of the above to get consistent results.Just start doing it and then you can refine later.Not trying to be harsh, but action triumphs everytime.

I guess theoretically I could write that in the lease but the state laws will triumph my lease in those regards.

We as entrepreneurs want to triumph in everything that we put our hands on, however, you need to expect to fail.
